Queensland's property market has been on fire, and it's the perfect time to sell privately! Brisbane's median house price rose 16.4% in the year to June 2026 to $1,212,562 (Domain House Price Report). On prices like these, a percentage commission is a big number. PLBO replaces it with one upfront fee, so you keep 100% of your sale proceeds!
Keep the commission in your pocket
The average Queensland agent commission is about 2.4% of the sale price (AgentBridge, June 2026), and marketing often comes on top:
| Sale price | Typical commission (2.4%) | PLBO from | You keep up to |
|---|---|---|---|
| $750,000 | $18,000 | $699 | $17,301 |
| $1,212,562 (Brisbane median) | $29,101 | $699 | $28,402 |
| $1,600,000 | $38,400 | $699 | $37,701 |
| $2,200,000 | $52,800 | $699 | $52,101 |
Even with Vertex, PLBO's most complete campaign at $3,699, a median Brisbane seller keeps more than $25,000. PLBO takes no commission, ever.

Queensland's Form 2, made simple
Since 1 August 2025, Queensland sellers must give buyers a seller disclosure statement (Form 2) and prescribed certificates before the contract is signed (Holding Redlich). It covers the title, the registered plan, encumbrances, zoning, rates, pool details, tenancies and body corporate information where relevant. Your solicitor or conveyancer prepares it. Order it when you pick your package, and you'll be ready for your first keen buyer!
Two other Queensland must-knows:
- Smoke alarms: homes being sold must have photoelectric, interconnected smoke alarms (QFD).
- Pools: give the buyer a copy of your pool safety certificate before settlement, or lodge a Form 36 (QBCC).
The full list is on the Queensland legal and tax checklist.
