What Queensland law says

  • Owners can sell their own property. No agent is required.
  • Disclosure comes first. Since 1 August 2025, sellers must give the buyer a Form 2 seller disclosure statement and prescribed certificates before the contract is signed. If they're not given, or are materially inaccurate, the buyer may be able to terminate (Holding Redlich).
  • Smoke alarms: homes being sold must have photoelectric, interconnected smoke alarms, and the seller declares compliance on the transfer paperwork (QFD).
  • Acting for others is licensed. Selling your own home isn't.
